Around the holiday season, a lot of people love cooking and baking, so today I have a kitchen analogy for real estate! I am sharing three recipes, one for buyers, one for homeowners, and one for investors. They will help all kinds of people get ready to make the perfect real estate meal in today’s market. 

First, I’m going to tell you about my recipe for buyers. If you’re buying now, you should have already preheated your oven, gotten your pre-approval, and locked in an interest rate. If you haven’t done this, don’t despair! You can use a variable rate loan that is front-loaded, which has a lower interest rate than a fixed rate loan and adjusts over time. Then you can plan on refinancing as rates go down, which they are already starting to do. Additionally, buyers need to save as much money as possible for their down payment. You’ll need money for equity and closing costs, which will help you in this market.

My second recipe is for homeowners. If you are wanting to sell, start by fixing any issues before a buyer sees them and spoils your recipe by complaining about how you cooked it. Next, paint and make modest updates. Otherwise, buyers might take the perceived cost of the upgrade or repair that you have postponed and multiply it, and then you could be pressured to do it.

My third recipe for real estate property investors. First, be thankful. If you have been patiently waiting for the dough to rise, now it has, and it’s finally closer to a buyer’s market. Next, you need to heat up your oven for action. Get your funds ready by using leverage on bank-owned deals. We can make you a cash buyer even if you’re not one. Then, make sure that you don’t fuss over cap rates in your recipe. Remember that property location is vital, so look at rental demand there. Also, look at the motivation of the seller and the tax forecast in that location.
