Are you a homeowner in Northwest Ohio? Whether you’re looking to sell or not, I want to share a few tips to help you quickly improve your home’s value. I’m not talking about adding a pool, finishing your basement, or making an addition. Instead, sellers are making these improvements to increase resale value fast:

 

1. Paint. Of all the home improvements, this will give you the best return. Try to avoid bright colors. Instead, basic shades of gray, white, and black are universally popular. You may want to drive to new construction neighborhoods and see what builders are using on their homes. If you want to add a pop of color, try painting your front door; just avoid pink or red.

2. Flooring. Buyers today like uniform flooring. Engineered wide plank flooring is very popular, but if you don’t plan on staying in your house long term, it’s not a cost-effective choice. In that case, consider waterproof vinyl flooring.

3. Landscaping. This is a huge part of your home’s curb appeal, and first impressions are everything in real estate. Plant some flowers, get some shrubs, mulch your yard, and liven up your front lawn. Also consider hardscaping, which includes things like bricks, rocks, stone borders, etc. Hardscaping projects can be more expensive than landscaping, but if you don’t plan on moving immediately, it could be worth it.
